Closing Up a Seasonal Home: What to Clean Before You Leave
Moisture, food and salt cause almost all winter damage. Everything on this checklist exists to remove one of the three before you lock the door.

The damage happens while you are away
Most damage to a Cape Cod seasonal home does not happen while people are in it. It happens over the eight months nobody opens the door. What you clean before you leave in the autumn decides what you find in May.
Moisture in a closed house has nowhere to go, so it condenses on the coldest surface and stays. Food left behind, even crumbs, is what carries mice through the winter. Salt on glass, fabric and floors holds moisture against the surface for months.
Kitchen: take the food out, then the moisture
Empty the refrigerator completely, wipe it out, then leave the doors propped open. A closed empty fridge grows mould in a way an open one does not. Run the dishwasher empty on hot and leave that door ajar too.
Pull the stove and the refrigerator out and clean behind them, because that is where the crumbs are. Move every dry good into sealed containers or take it home, since cardboard and plastic bags are not mouse proof. Pour a little water into every drain and cover them, so the traps do not dry out and let sewer gas into the house.
The three things that cause almost all of it
Every item on this checklist removes one of these. If you are short of time, prioritise by which of the three a room is worst for.
Moisture with nowhere to go
A closed house has no air movement. Water vapour condenses on the coldest surface it can find and stays there until spring, which is long enough for mould to establish.
Food, in any quantity
Crumbs behind the stove, a forgotten box of pasta, a bag of birdseed in the garage. Mice do not need much, and once they are in for the winter nobody is there to notice.
Salt on every surface
Salt pulls moisture out of the air and holds it against glass, fabric and decking. On windows, eight months of that is how haze stops being washable and becomes etching.
Room by room, before you lock the door
Soft surfaces are the part people skip, and the part that decides how the house smells when you come back.
Bathrooms
- Scrub and dry every shower and tub surface
- Wipe grout dry and check for soft or missing sections
- Empty and dry the toilet tanks if the water is shut off
- Add antifreeze to the bowls if the house will go unheated
- Take towels, mats and shower curtains home, or seal them
Soft surfaces
- Deep clean carpets, above all near exterior doors
- Clean upholstery, or vacuum it and cover with breathable sheets
- Never plastic sheeting, which traps moisture against the fabric
- Strip every bed, wash the linens, store them sealed and off the floor
- Vacuum mattresses and leave them uncovered or breathably covered
Windows, doors and outside
- Wash the windows, inside and out, before you leave
- Clean and dry the tracks, then check the weep holes drain
- Clear gutters and downspouts before the first February thaw
- Bring in or cover outdoor furniture and every cushion
- Rinse salt off decks and railings within sight of the water
The last hour
- Take all rubbish out, including the bin in every room
- Set the heat to 55°F unless the house is being fully winterised
- Put a dehumidifier on a drain line, and confirm the line drains
- Close interior doors, leave closet doors open
- Leave a note with the date and what was done
The two decisions worth making deliberately
Heated at 55°F, or properly winterised
These are the two safe options and there is nothing good in between. Heat held at 55°F keeps surfaces above the dew point and keeps pipes safe, at the cost of eight months of fuel. Full winterisation drains and protects the plumbing and costs nothing to run. A house that is simply switched off without being drained is the one that splits a pipe in January.
Who checks on it, and how often
Most insurance policies expect a property left vacant to be checked periodically, and some say so explicitly in the wording. Whether it is a neighbour, a property manager or a crew, decide before you leave and write the arrangement down. Finding out in April that nobody had been inside since October is an expensive way to learn it.
The one that catches people out. A closing clean is not a bigger version of a weekly clean. It is a different job, done in a different order, and it is not what you want to attempt at the end of a long weekend when the car is already loaded.

Closing a seasonal home: common questions
When should the closing clean happen?
After the last guest and before the utilities are touched, so nothing is scrubbed with the water already off. On the Cape most owners book it between mid-October and early December.
Is it worth deep cleaning carpets if nobody will walk on them?
Yes, and this is the one people skip. Sand and salt in the backing hold moisture all winter, which is why a closed-up house smells musty in spring even though nothing spilled.
Heat at 55 degrees, or turn it off completely?
One or the other, never something in between. Heat at 55°F keeps pipes safe and surfaces above the dew point. Off is fine only if the plumbing has been properly drained and protected.
What about the outdoor furniture cushions?
Bring them in or store them sealed and dry. Cushions left outside absorb water through the winter and come back in spring as mould, and they are rarely worth saving at that point.
Do you also do the opening clean in spring?
