Grout is porous. It absorbs whatever is mopped across it, and a mop mostly moves dirty water from one line into the next. That is why a floor can be mopped weekly and still darken year after year, and why scrubbing one small patch by hand makes the rest look worse.

We clean with heat, pressure and vacuum recovery, which lifts what is in the grout rather than redistributing it, then seal it so it takes longer to happen again. Where grout is cracked or missing we say so before starting, because sealing a failing line does nobody any favours.

Grout comes back, then stays back

Alkaline pre-soak

Grout is porous and holds grease and soap film below the surface. The dwell time does most of the work; scrubbing alone just polishes the top.

Pressure and extraction

A turbo head rinses at pressure and lifts the slurry straight out, so the dirt leaves the room instead of settling into the next grout line.

Sealing while it is clean

A penetrating sealer goes on dry grout only. Sealed dirty grout locks the stain in, which is why the order of these three matters.

Will the grout go back to its original colour?

Usually close to it, depending on how long it has been and whether anything has stained it permanently. We will tell you what to expect before we start rather than afterwards.

Do you seal afterwards?

We recommend it and quote it separately. Sealer buys you a couple of years before the same thing starts again.

Can you do a commercial kitchen or corridor?

Yes, and usually outside opening hours. Tell us the floor area and the access arrangements.

What if some grout is cracked or missing?

We flag it before cleaning. Regrouting is a separate trade and we would rather you know first than discover it when the floor is wet.
