A waxed floor does not fail evenly. The finish wears through in the traffic lanes first, so the doorway looks grey while the corners still shine, and buffing at that point only polishes the damage. Once the wear reaches the tile, the floor has to be stripped rather than recoated.
We strip the old finish, neutralise, then lay new coats and burnish. How many coats depends on the traffic the floor takes, and we will tell you honestly whether yours needs a full strip this year or a scrub and recoat that costs less.

Old finish comes off completely. Coating over yellowed wax is what produces a floor that looks worse a month later than it did before.
Neutralise and dry
Stripper residue stops new finish bonding. The floor is neutralised, rinsed and dried properly before a single coat goes down.

Several thin coats beat two thick ones. We schedule around the cure, which is usually why this work happens on a weekend.
