Storm surge, nor’easters and groundwater through the slab. Rising water is dirtier, more dangerous and insured differently from a burst pipe.

On Cape Cod, flooding rarely arrives through a door. It comes up through a basement slab when the water table rises, in through a foundation crack during a sustained nor’easter, or over a bulkhead during a surge. By the time anybody notices, it has usually been sitting for hours.

Flood water is treated as the most contaminated category in the industry standard, because it has travelled across ground, through drains and past whatever was in its way. That changes the job: more of what it touched has to be removed rather than dried, and everything that stays gets sanitised.

It also changes who pays. Flood is excluded from standard homeowner policies and needs separate cover through the National Flood Insurance Program or a private flood policy. We document the damage the same way regardless, so whichever policy responds has evidence to work from.

What flood cleanup involves

On the Cape, it usually starts as

  • Storm surge and coastal flooding during a nor’easter
  • Groundwater rising up through a basement slab
  • Sustained rain finding a crack in the foundation
  • A blocked downspout emptying against the house
  • Sump pump failure during the storm that needed it
  • A backed-up drain, which is a health hazard at any volume

What we do about it

  • Safety first: power, gas and structure checked before anyone goes in
  • Photographs and documentation before a single item is moved
  • Pumping and truck-mounted extraction of standing water
  • Contaminated porous materials removed, not dried
  • Cleaning and sanitising of everything that stays
  • Structural drying with moisture readings until it is genuinely dry

What makes flood different from a burst pipe

The water is dirtier

Clean supply-line water is one thing. Water that came up through a slab or across a yard is another, and anything involving a sewer backup is a health hazard at any volume and not a do-it-yourself job.

That is why carpet, padding, insulation and particleboard that took flood water come out rather than getting dried. It is not caution for its own sake; porous material that held contaminated water does not go back to safe.

The insurance is different

Standard homeowner policies exclude flood. Cover for rising water comes from the National Flood Insurance Program or a private flood policy, and on Cape Cod plenty of properties carry it without the owner remembering the detail.

Call your insurer early and ask specifically whether they are treating this as water damage or as flood. The answer decides the claim, and it is better to know on day one than on day ten.

The clock is the same

Everything else changes, but the 24 to 48 hour window does not. After that, a wet building becomes a mould problem on top of a water problem, and the second one costs more than the first.

Do not walk into standing water until you know what is in it. If water is near outlets, the panel, the furnace or any appliance, shut the power off at the main. If you would have to stand in water to reach the panel, do not touch it: call the utility or an electrician.

A burst pipe, an appliance or a roof leak is a different scope and different cover. That is on our water damage restoration page. There is also a step-by-step guide to the first 24 hours after a basement flood.

Flood damage cleanup: common questions

Is flooding covered by my homeowner insurance?

Usually not. Standard policies exclude flood, which means rising water from outside. Cover comes from a separate NFIP or private flood policy. Ask your insurer that exact question on day one.

How fast do I need to act?

Immediately. Given moisture and organic material, mould growth can begin within 24 to 48 hours, and flood water is contaminated from the start.

Can any of the carpet be saved?

The carpet sometimes, the padding no. Padding that held flood water comes out. We will tell you which is which before anything is removed, and photograph it first.

What about the basement smell afterwards?

That is usually moisture still held in materials, not the air. It goes when the structure genuinely dries, which is what the moisture readings are for.

Do you work with the insurance adjuster?

We document everything with photographs, readings and a written scope, which is what an adjuster needs. We do not negotiate the claim for you, but we give you the evidence to do it.

Which Cape Cod towns do you cover for this?

All of them, from Bourne and Sandwich through Falmouth, Mashpee, Barnstable, Hyannis, Yarmouth and Dennis, out to Chatham, Orleans, Eastham and Provincetown.
