Why Cape Cod Windows Get Hazy: Salt Spray Explained
There is a simple test that tells you whether the haze is on the glass or in it. One is a cleaning job. The other is glass restoration or replacement.

Not dirt, and not your technique
You washed the windows six weeks ago and they already look cloudy. You wash them again and the haze is still there. On Cape Cod that is not a technique problem. It is salt, and past a certain point it stops being something you can wash off.
When a wave breaks it throws a fine aerosol of seawater into the air. Wind carries it inland, further than most people expect. The water evaporates. The salt does not.
Why it comes back so fast
Salt is hygroscopic. It pulls water vapour out of the air and holds it, so a salted window is never quite dry. There is a thin film of salt solution on it most of the time, which attracts dust, pollen and more salt, and then dries into a new layer.
That is the loop. Wash the window, leave any salt behind, and the residue starts collecting the next layer immediately. Six weeks later you are looking at haze again and blaming whoever washed it.
Three reasons household glass cleaner makes it worse
Most sprays are formulated for indoor grease and fingerprints, which is a different problem from salt on exterior glass.
It does not dissolve salt well
Ammonia-based cleaners are built for oils and smudges. Salt dissolves in water, and what it needs is enough clean water rather than anything clever in the bottle.
It leaves a surfactant film
The residue that helps it wipe streak-free is exactly what gives the next round of airborne salt something to stick to. You have made the glass tackier, not cleaner.
Hard tap water finishes the job
Rinsing salt off with hard water and letting it air dry replaces sodium deposits with calcium ones. The final pass has to leave no minerals of its own behind.
What actually works, and how often
Order matters more than product. Dry salt crystals dragged across glass are how fine scratches start.
The method
- Flood the glass with water first, before anything touches it
- Wash with a mild surfactant and a soft cloth or a proper scrubber
- Never a sponge that traps grit from the last window
- Rinse again, then squeegee immediately, never air dry
- Do the frames and sills too, and clear the weep holes
The interval, by exposure
- Direct water view with wind off the water: every 3 months
- Rinse the most exposed elevation after any storm
- Within about a mile of the shore: every 4 to 6 months
- Sheltered or further inland: twice a year
- Seasonal homes: always before you close up for the winter
The part that is not reversible
How salt etches glass
Salt solution sitting on glass is mildly alkaline, and over years alkaline moisture leaches sodium out of the glass surface itself. The result is a permanent etch, usually a cloudy band along the bottom edge of the pane or a pattern matching where water ran down it.
The wet-glass test
Wet the glass and watch. If the haze disappears while the surface is wet and returns as it dries, the problem is on the glass and cleaning will fix it. If the haze is still visible while the glass is wet, it is in the glass, and no cleaning removes it. At that point the options are professional glass restoration or replacement.
This is the reason to take salt haze seriously early rather than living with it for a few more seasons. Cleaning is cheap. Restoration is not, and replacement is worse.
One elevation is usually worse than the rest. Whichever face of the house looks at the water takes most of the salt. If the budget only stretches to part of the house, do that side more often rather than all of it rarely.

Coastal window cleaning: common questions
How can I tell if my windows are etched or just dirty?
Wet the glass. If the haze vanishes while it is wet and comes back as it dries, it is on the surface and washes off. If the haze is still there while the glass is wet, it is in the glass.
How often should coastal windows be cleaned?
Every three months with a direct water view, every four to six months within about a mile of the shore, twice a year further inland. Seasonal homes should always be done before closing up.
Do you clean the screens and sills too?
Yes. Salt sitting in the track washes back onto the glass with the next rain, and on aluminium frames it causes pitting, so leaving them is false economy.
Is there a coating that stops this happening?
Hydrophobic coatings help water sheet off and buy some time, but they wear and they are not a substitute for rinsing. Nothing stops salt landing on glass near the ocean.
Can etched glass be restored?
Sometimes, with professional glass restoration, depending on how deep it goes. It costs considerably more than cleaning and less than replacement, and it is worth having someone look at the pane before you decide.
